Flat Roof Replacement in Poole, Bournemouth and Dorset
Failing flat roof? We survey it, tell you straight whether it needs replacing, and rebuild it with felt or single ply.
Replacing a Flat Roof That Has Run Its Course
A flat roof replacement means stripping the old covering, putting right the deck beneath it and fitting a new waterproof system, so water stops coming in. We carry out flat roof replacement from Poole across Bournemouth, Christchurch, Dorset and Hampshire, starting with a free survey.
Not every tired roof needs replacing, and we say so when a repair will do. Where the covering has failed across much of the roof, replacement is usually the better route, and we explain what it involves before you decide.

When to Replace Rather Than Repair
As general guidance, a repair suits a fault in one place on a roof that is otherwise sound. Replacement makes more sense when the problem is the covering itself. Signs we have met on jobs include below. If only one detail has failed, see our flat roof repairs page.
- Blistering and cracking across the roof. At Canford Cliffs Road the felt was blistered and cracked, and we advised removing it.
- Water trapped under the covering. At Branders Lane the felt was failing badly, with water trapped under the system.
- A roof that keeps leaking after repairs. A leak detection survey can show whether one fault or the whole covering is to blame.
- A roof that was installed incorrectly. At Lilliput a badly installed felt roof was letting condensation into the house.
What a Flat Roof Replacement Involves
The build-up varies with the roof, but the jobs below show the usual stages.
- Strip. The old covering comes off. At Branders Lane we stripped back to the existing joists and insulation.
- Deck. New plywood is fixed to the joists, laid so water runs to the gutter edge. At Canford Cliffs Road that was new 18mm ply.
- Insulation. Where the roof needs it, insulation is part of the build-up. At Bingham Drive the flat roof above the rebuilt mono-pitch had a new 120mm insulated warm roof.
- Membrane. The new covering is laid and sealed. At Canford Cliffs Road, Evalon VSK 1.2 was fully self-adhered to the plywood.
- Edge details. Trims and drips finish the perimeter. At Canford Cliffs Road, water check and drip trims direct water to the guttering edge.
Choosing a System: Felt, Single Ply or Liquid
We recommend the system at survey, based on the roof you have.
- Felt roofing. Built up in layers. A cost-effective choice for garages, porches and smaller roofs.
- Single ply membrane. Laid as one sheet with heat-welded joints. We mainly use Alwitra Evalon.
- Liquid waterproofing. Cold-applied, mainly used alongside single ply on awkward details.
We also replace failed EPDM rubber roofs with single ply. At Christchurch a rubber roof installed six months earlier was not keeping the property watertight, and at Holy Family Catholic Primary School we replaced a failing EPDM roof with an Alwitra system.
What Affects the Cost of a Flat Roof Replacement
We do not quote figures on this page, because the price depends on the roof. The main factors are:
- The size of the roof.
- Access, including whether scaffolding is needed.
- The condition of the deck and whether it needs replacing.
- Whether the roof needs an insulation upgrade.
- The system you choose.
- Edge details, skylights and other features.

Overlay or Strip Back?
Sometimes the old covering can stay. At Bournemouth we overlaid a failing felt roof with Evalon VSK, which kept costs down for the client. At Kings Park we cleaned the existing roof and overlaid it with Evalon VSK self-adhered membrane after removing rotten decking.
Where the deck is unsound or the old covering is holding water, stripping back is the better route, as at Canford Cliffs Road and Branders Lane. We tell you which applies once we have seen the roof.

We recommend the system at survey. Felt is a cost-effective choice for garages and smaller roofs, and single ply, mainly Alwitra Evalon, is laid as one sheet with heat-welded joints. Liquid waterproofing suits awkward details.
