Flat Roof Repair in Poole, Bournemouth and Dorset

We find where the water gets in, then repair that fault or tell you straight if the roof needs replacing.

Overview

Flat roof repair in Poole, Bournemouth and Dorset

A flat roof repair starts with finding where the water gets in, and that is rarely where the stain shows inside. We survey the roof, locate the fault, then repair that fault or tell you straight if the covering has run its course. We work from Poole across Bournemouth, Christchurch, Dorset and Hampshire, and the survey and quote are free.

Repairs suit a roof with one failed detail on a covering that is otherwise sound. Where the covering itself is failing, replacement is usually the better answer, and we explain the difference before you decide.

Signs your flat roof needs repairing

Water leaves evidence long before a ceiling comes down. These are the signs to look for, with a job of ours that involved each one.

  • Pooling water. Standing water usually points to falls that are not letting the roof drain. At Leydene Road there were several areas of pooling water, and on the top bedroom roof we fitted a tapered insulation scheme and drop-down to eradicate it. See Leydene Road.
  • Blistering and cracking. Blisters let water in and trap it under the surface. At Canford Cliffs Road the felt was blistered and cracked, and we advised removing it. See Canford Cliffs Road.
  • Condensation and damp patches inside. A damp ceiling is not always rain getting in. In Lilliput, a badly installed felt roof was sending condensation into the house. See Lilliput.
  • Leaks around skylights and edges. At Leydene Road the old skylight was letting water through, and we built a new timber frame for a sky lantern.
  • Failing felt. At Branders Lane in Christchurch the felt roof was failing badly, with blistering and water trapped under it. See Branders Lane.

How we find the leak

Water can travel along a flat roof before it shows, so the stain inside is not a reliable guide to the fault.

  • Survey. You tell us where water is showing and when. We arrange a visit and check access to the roof.
  • Drone survey. If the roof is awkward or unsafe to reach, a drone survey lets us inspect it from above without scaffolding or ladders.
  • Electronic leak detection. Where the source still is not clear, roof leak detection pinpoints the fault without cutting into sound roof. Most residential roofs can be tested within a few hours, with results the same day.

You get the findings in plain terms, then a free, itemised written quote for the repair.

Roof types we work with

The right approach depends on what is on the roof.

  • Felt. Old felt can blister and split. Our felt roofing systems are built up in layers, and we replace old and failing felt roofs.
  • Single ply. A membrane laid as one sheet with heat-welded joints leaves few seams for water to exploit. Read more about single ply membrane, and our work replacing failed roofs with it.
  • Liquid waterproofing. A cold-applied PMMA liquid suits penetrations and awkward upstands where a sheet is hard to dress. We mainly use liquid waterproofing alongside single ply.

Repair or replace?

As general guidance, a repair suits a fault in one place on a roof that is otherwise sound. Where the covering is blistered, cracked or holding water across much of the roof, replacement is usually the better route.

At Branders Lane we agreed a full replacement was the best way to prevent future problems. Our flat roof replacement page explains what that involves. Larger replacements can need building regulations approval; GOV.UK explains when approval is needed. Replacement work carries a 20-year standard guarantee and a 10-year Insurance-Backed Guarantee.

Recent repair and replacement work

  • Leydene Road. A leaking skylight and areas of pooling water, put right as part of a warm roof upgrade of all the flat roof areas.
  • Canford Cliffs Road. Blistered, cracked felt removed and replaced with Evalon VSK 1.2 single ply on new 18mm ply.
  • Lilliput. Incorrectly installed felt replaced with a membrane roof laid at a slight incline so water runs off.
  • Bournemouth University. Work for over three years, from small repairs to full roof replacements and new builds, across buildings in Poole and Bournemouth.

How We Work

Questions, Answered

Often, yes. We find the fault first, then quote for a targeted repair. If the roof has reached the end of its life, we will quote for a replacement instead.

We start with a survey and, if needed, a drone survey. Where the source is hidden, we use non-invasive electronic leak detection, which pinpoints the fault without cutting into sound roof.

Causes we have dealt with include blistered and cracked felt, felt installed incorrectly, pooling water and a leaking skylight. Water also often travels before it shows, so the source can be some way from the stain.

We will say so. We replace old and failing felt roofs, and we will recommend the system that suits your roof.
